The publisher is not a federal agency and is not affiliated with FEMA, the US Census Bureau or any government body. The figures come from those agencies; the site that presents them does not.
Why this site exists
When you are deciding between two or three areas, what owning there costs is spread across a county tax office, a federal hazard index and a census survey, each in its own format and its own geography. This site puts the property tax burden and the federal hazard ratings for a ZIP code on one page, with the source, vintage and margin of error of every figure, so you can see whether an area is more expensive or riskier than it looks — and check every number yourself.
How the figures are produced
Every figure comes from a named public federal dataset: the FEMA National Risk Index for hazard ratings and the US Census American Community Survey for property tax and home value. Each is shown with its source and the version or survey window it comes from. See the sources page.
Nothing is modelled, predicted or invented. The only transformation is the one needed to join county and census-tract data to ZIP code areas, and it is documented in full, with its limits, on the methodology page. Where a source does not report a value, the page says “not reported” rather than estimating one, and ZIP code areas with too little data to be useful are withheld from search results.
Figures are processed automatically from the federal files. Software does the arithmetic; it does not decide what a figure means.
How the guides are written
The guides are drafted with the help of AI writing tools. A draft is not published on creation: every guide stays unpublished, and out of search results and the sitemap, until a person has read it and approved it. Guides cite their sources, and any figure they state is meant to be checkable against those sources or against the data on this site.
Independence and funding
The site carries no affiliate links, sells no leads, and does not collect your contact details. No insurer, lender, real estate agent or developer can pay to change a figure, a rating or a guide.
The site currently shows no advertising. If that changes, ads will be clearly labelled and will never influence any figure or guide, and this page and the privacy policy will say so.
What this site will not tell you
Whether a particular property is safe, unsafe, insurable, or worth a particular amount. Every figure describes an area, not a home. For a specific property, rely on an appraiser, a home inspector, an insurance agent and the official records.
Non-discrimination
This site publishes hazard and property tax records only. It makes no statement about the desirability of any community, holds no demographic, racial, ethnic or other protected-class data, and must not be used for any decision covered by the Fair Housing Act.
Corrections
If you find a figure that is wrong, email info@easysignly.com with the ZIP code and the figure. Every figure traces to a named dataset and version, so errors can be checked against the source. Confirmed corrections and every data update are recorded with a date in the changelog.
